Where Terre Sainte is, and why it attracts buyers
Terre Sainte occupies a singular position: administratively Vaud, economically Geneva. Its nine communes stretch between the Geneva cantonal border and Nyon, over some ten kilometres along the lake. This geography explains everything. A senior executive working in Geneva or at an international organisation can live fifteen to twenty minutes from the office, ten minutes from Cointrin airport via the A1, while being taxed in the canton of Vaud. The tax gap between the two cantons, on both high incomes and wealth, adds up over a career to sums that weigh heavily in a purchase decision. There is also a land reality: for the same budget, a plot is appreciably larger in Founex or Commugny than in Cologny or Vandœuvres. Terre Sainte is not a fallback compromise, it is a deliberate choice.
The communes of Terre Sainte, one by one
Each village has its own character. Coppet is the historic heart: a medieval town on the water, its château where Madame de Staël held court, its arcades, and a station that puts Geneva fifteen minutes away on the Léman Express. Founex and Commugny form the family hub, with large plots, manor villas and proximity to international schools. Mies and Tannay are the closest to Geneva and the most discreet: they hold some of the most confidential properties in the area, occasionally with lake access. Chavannes-de-Bogis and Chavannes-des-Bois offer a greener setting against the Jura, with an excellent space-to-price ratio. Bogis-Bossey and Crans-près-Céligny are small wine villages with open views over the lake and Mont Blanc. Finally Céligny, a Geneva enclave entirely surrounded by Vaud territory, remains a case apart: highly prized and rarely available.
A narrow market where almost everything happens off-market
Terre Sainte has few inhabitants and even fewer prestige properties available at any given moment. The communes are small, building zones largely saturated, and spatial planning law severely restricts new construction. The result is a market where public supply reflects only a fraction of reality.
