Geneva, district by district
Where to find a prestige apartment in Geneva
The high-end apartment market is concentrated in a few districts, each with its own character.
Champel
Period buildings and quiet residences close to parks and schools. A residential district sought after by families, minutes from the city centre.
Florissant and Malagnou
Large apartments in high-standing buildings along tree-lined avenues close to the centre. Size and the quality of the building drive value here.
Eaux-Vives and the lakefront
Close to the lake, the Jardin Anglais and the Jet d’Eau. Upper floors with harbour views are among the rarest in the city.
Old Town
Character apartments in historic buildings: high ceilings, panelling, views over the rooftops or the Salève, steps from the cathedral.
Left bank: Cologny and Vésenaz
For those who want an apartment rather than a villa without giving up calm and the lake: small residences and penthouses with views.
Right bank and Saint-Jean
Closer to the station, the airport and the international organisations: a practical choice for diplomatic and international buyers.
Choosing well
What drives the value of an apartment in Geneva
Floor, view and light
A top floor with views of the lake or the harbour, or a penthouse with a terrace, stands clearly apart from a comparable apartment on a lower floor.
The building and the condominium
The quality and upkeep of the building, the service charges and the state of the condominium (PPE) renovation fund say a lot about future costs. We check them before presenting a property.
Apartments that are or were rented
In Geneva, selling an apartment that has been let can require an authorisation under the LDTR. It should be checked from the outset, as it affects the timeline of the sale.
Who can buy
A foreign national living in Switzerland with a valid residence permit can generally buy their main residence. For a non-resident, the Lex Koller in principle requires an authorisation, rarely granted for a home in Geneva.
The apartments that are never published
Many Geneva owners prefer to sell without a listing. These apartments are first presented to buyers whose search we know. Tell us yours: district, size, floor, outdoor space.
